Job description

About the role

A Business Analyst is required on site for a large-scale smart campus and building intelligence programme. The role sits between operations and technology, converting how the campus is run into clear requirements and defining the data and integration foundation the platform depends on. It is a customer-facing position working alongside delivery, engineering and facilities teams through to go-live.

Responsibilities

• Conduct assessment and data inventory across campus coverage, source systems, assets, interfaces and owners, and maintain the dependency register governing the delivery schedule.

• Own the source system integration matrix, defining expected data, integration method, ownership and the Digital Twin use case served by each feed.

• Define system-to-system integration requirements across building, enterprise and platform layers, covering interface contracts, payload structures, sequencing, triggers, error handling and reconciliation.

• Specify data normalisation and mapping rules for asset identifiers, room and zone references, units, timestamps, event categories and spatial tags.

• Elicit and document use case requirements, complex event processing rules, severity classification and SOP-driven workflows with facilities, security, HSE and energy stakeholders.

• Define dashboards, KPIs and role-based access by user group, in Arabic and English.

• Prepare and execute UAT covering spatial model validation, integration testing and dashboard acceptance, and manage defect triage through to closure.

• Support training, knowledge transfer and go-live readiness.

Requirements

• Minimum 5 years as a Business Analyst on buildings, facilities, and smart facility management programmes.

• Working knowledge of BMS and HVAC operations, energy and water metering, and facilities management processes including work orders, SLAs and asset hierarchies.

• Demonstrated experience defining integration between systems — building platforms, enterprise applications and cloud services — including interface specifications, data contracts and end-to-end data flows.

• Practical command of building and OT protocols: BACnet/IP, Modbus TCP, OPC UA and MQTT.

• Practical command of enterprise and IT integration patterns: REST and SOAP APIs, webhooks, message queues and event streaming, ETL and batch file exchange, database views, and integration through middleware or an enterprise service bus.

• Experience working with operational platforms such as CAFM/CMMS, ITSM, VMS, PSIM, access control, GIS and enterprise reporting systems.

• Strong requirements definition, process mapping and acceptance criteria authoring, with the ability to lead workshops at both engineering and executive level.

• Professional fluency in Arabic and English.

Preferred

• Exposure to IWMS/CAFM or BMS vendor platforms such as Johnson Controls OpenBlue, Honeywell or Siemens.

• GIS and BIM literacy.

• Energy and sustainability reporting background.

• CBAP or PMI-PBA certification.
