Fall 2026 • Part-time (10–15 hrs/week, flexible around classes) • Reports directly to Ownership

ABOUT THE PLATFORM

We are an Atlanta-based owner-operator of a small portfolio of marquee real estate assets — mixed-use commercial, boutique hospitality, and residential — assembled under a single design-driven thesis, alongside a B2B software venture and a small family office. Our approach is closer to a vertically integrated placemaking and investment firm than to a traditional landlord: we own the assets, we set the creative direction, we source and structure the deals, and we program the experience.

This fall we are hiring one analyst to work directly with the founder on the most visible asset in the portfolio: a BeltLine-adjacent mixed-use development in the Old Fourth Ward, sitting directly on the Eastside Trail — plus whatever else crosses the founder's desk.

THE ROLE

This is a founder's-office seat, not a departmental internship. You will sit next to ownership, see the whole board — leasing, deal underwriting, partnerships, software, events — and own real workstreams with real dollars attached. The role is one part analyst, one part builder, one part business developer, and you need to be good at all three.

You are probably studying computer science, industrial engineering, finance, economics, or business at a demanding program. You are the person who builds the model AND makes the call to the tenant. If you can only do one of those, this is not your role.

WHAT YOU'LL DO

Deals & Analysis

  • Underwrite prospective tenants and deal structures: build simple models for lease economics, percentage-rent structures, sponsorship rate cards, and event P&Ls.

  • Sit in on lease negotiations, prospect calls, and site visits with ownership. Take notes, draft follow-ups, track open terms.

  • Run competitive and market research: rents, comps, tenant mixes at Ponce City Market, Krog Street Market, Westside Provisions, and the other marquee Atlanta properties.

Data & Systems

  • Build and maintain the leasing pipeline: lead lists, enrichment, CRM hygiene, outreach tracking. We use modern AI and automation tools for prospecting — if you can script, prompt, or automate, you will move fast here.

  • Turn messy operational data (foot traffic, event turnout, vendor sales, social metrics) into dashboards ownership actually uses.

Business Development

  • Source and pitch prospective tenants, event partners, and sponsors — fitness studios, F&B concepts, makers collectives, brands. You will do real outreach under your own name and get real meetings.

  • Help program and execute the fall activation calendar — markets, fitness pop-ups, music events — including some weekend event days.

  • Work the room. Brokers, restaurateurs, designers, BeltLine staff, operators — you will meet them, and we expect you to be someone they remember.

One Owned Project

  • You will own one strategic project for the semester — past examples: a competitive teardown of an Atlanta mixed-use property, a brand-activation rate card, a vendor-recruitment engine for a market series. You present to ownership at the end of the term. The best work gets implemented.

WHO WE'RE LOOKING FOR

  • Undergraduate or graduate student in CS, engineering, finance, economics, business, real estate, or a related quantitative field. Top of your class or close to it — we will ask.

  • Analytical horsepower AND a personality. You are comfortable cold-calling a restaurant owner at 10am and building a spreadsheet model at 2pm. Charisma without rigor, or rigor without charisma, both fail here.

  • Strong writer. Research memos, tenant outreach, follow-up emails — most of the job is clear writing.

  • Comfortable with ambiguity. The work changes week to week, the org chart is tiny, and you will be asked to figure things out.

  • Taste matters. If you have a favorite building, restaurant, or neighborhood, we want to know why.

  • In Atlanta for the fall semester, able to be on-site (the property is minutes from Midtown and Druid Hills) with some remote work.

WHAT YOU'LL GET

LOGISTICS

Fall semester (roughly September–December), 10–15 hours/week scheduled around your classes. Mix of on-site (the property and our offices) and remote. Occasional weekend event days, comp time provided.

$25-30 /hourly
