We’re looking for an experienced

Property Accountant

to join our Finance team and support the financial management and performance of Apt.Residential and our growing property portfolio.

Reporting to the Finance Director / Financial Controller, you’ll take ownership of key property accounting, month-end and reporting processes, while working closely with our Property, Operations, Leasing, Development and Asset Management teams.

This role goes beyond producing accurate numbers. We’re looking for someone who takes the initiative to understand the business, can independently work through problems and uses strong accounting and analytical skills to provide meaningful insight and add value across teams.

What you’ll do:

  • Take ownership of day-to-day property accounting across assigned Apt.Residential assets

  • Manage property-level month-end processes, including journals, accruals, prepayments and reconciliations

  • Prepare accurate and timely monthly financial reporting, including profit and loss, balance sheet, supporting schedules and variance commentary

  • Support the preparation and ongoing management of annual property budgets, forecasts and cash flow requirements

  • Monitor property performance against budget and forecast, investigating material variances and providing clear financial insights

  • Manage property-level accounts payable and receivable processes, ensuring income and expenditure is accurately recorded and allocated

  • Monitor rental and other property income, working with Property Management and Leasing teams to identify and resolve discrepancies

  • Reconcile bank accounts, balance sheet accounts, property ledgers and other financial records, proactively resolving outstanding or unusual items

  • Partner with Property, Facilities, Operations and Development teams to provide financial guidance across property expenditure, supplier costs and operating budgets

  • Support year-end financial processes, external audits, statutory reporting, tax and compliance requirements

  • Maintain strong financial controls and data integrity across our financial and property management systems

  • Identify opportunities to improve financial reporting, systems, controls and accounting processes as the business continues to grow

What we’re looking for:

  • Tertiary qualification in Accounting, Finance, Commerce or a related discipline

  • CA or CPA qualification, or progress towards qualification, preferred

  • Demonstrated property accounting experience within residential, Build to Rent, student accommodation, commercial property, funds management or a similar property environment

  • Strong understanding of general ledger accounting, reconciliations, accruals, prepayments, accounts payable and accounts receivable

  • Hands-on experience preparing property-level financial reports, budgets, forecasts and variance analysis

  • Strong accounting and analytical skills, with the ability to interpret financial information and identify trends, risks and opportunities

  • A proactive mindset and genuine curiosity to understand business needs and how Finance can add value across teams

  • Strong problem-solving skills and the confidence to investigate issues, work through the detail and find solutions independently

  • A dependable and accountable approach, with a track record of taking ownership and following tasks and issues through to completion

  • Strong communication and stakeholder management skills, with the ability to work effectively with both finance and non-finance teams

  • Advanced Microsoft Excel skills and confidence working with financial, property management and reporting systems

  • Experience with Yardi or a similar property management/accounting system will be highly regarded
