Property Accountant — Manufactured Housing Communities
Location: Durham, NC — on-site 4+ days per week
Reports To: Property Controller

About the Role
The Property Accountant owns the financials for an assigned portfolio of our manufactured housing communities — the general ledger, reconciliations, month-end close, and property-level reporting. You'll be the person who knows these properties' numbers cold, and you'll work directly with property management and the accounting team to keep the financial picture accurate, timely, and useful to the people making decisions.
Key Responsibilities
Property Accounting & Financial Operations

Own the general ledger and all financial transactions for an assigned portfolio of manufactured housing communities.

Manage month-end and year-end close for assigned properties, including journal entries, accruals, and supporting schedules, to a consistent close calendar.

Reconcile bank accounts, tenant ledgers, security deposits, and all property-level balance sheet accounts.

Ensure timely and accurate posting of lot rent, utility billbacks, and other revenue, along with expenses and accruals.

Process and review accounts payable, accounts receivable, and cash transactions for assigned properties, including intercompany activity across related entities.

Track fixed assets and capital projects for assigned properties, including additions, disposals, and depreciation schedules.
Financial Reporting & Analysis

Prepare monthly, quarterly, and annual financial statements for assigned properties.

Prepare budget-to-actual variance reports and explain what's driving the numbers — not just what they are.

Support the annual budgeting and reforecasting process for assigned properties.

Work with property managers and regional teams to analyze performance and flag trends or issues early.
Compliance & Internal Controls

Keep accounting procedures aligned with GAAP and company policies.

Support audit preparation, tax return workpapers, and personal property tax filings.

Maintain internal controls and documentation and suggest improvements where processes can be tightened or streamlined.
Collaboration & Ownership

Build strong working relationships with property managers, vendors, and the broader accounting team.

Respond to internal accounting inquiries quickly and clearly.

Take ownership of your portfolio — surface problems proactively and follow them through to resolution.
What We're Looking For

3+ years of accounting experience, with real estate or property management accounting strongly preferred; manufactured housing community experience is a significant plus.

Strong knowledge of GAAP and property-level accounting, including general ledger management and financial statement preparation.

Proficiency in accounting software; Rent Manager experience highly desired.

Meticulous attention to detail with strong analytical and quantitative skills.

Curiosity about the business behind the numbers — you want to understand the properties, not just close the books.

BS in Accounting, Finance, or a related field preferred
