POSITION SUMMARY

The Senior Accountant, Real Estate Accounting, is responsible for maintaining the fixed asset system and supporting general ledger accounting, financial analysis and reporting for the commercial real estate portfolio. Responsibilities include analyzing capital projects, asset additions, transfers and retirements, capitalized interest and internal costs; running depreciation; preparing and reviewing journal entries and account reconciliations; and ensuring accounting records comply with Company policies and procedures.  This position coordinates reporting activities across accounting teams and business partners, reviews supporting schedules and workpapers, maintains financial reporting structures and controls, and helps ensure that reporting is consistent with generally accepted accounting principles, Company policy, financing agreements and owner reporting requirements. The position works closely with the Manager, Real Estate Accounting.  The role also collaborates with Tenant Coordination, Development, Property Management and other project managers to support accurate accounting, timely project closeout and effective resolution of outstanding items.

Starting salary range: $80,000 - $95,000  The actual base pay offered to a candidate will depend on factors including but not limited to qualifications, skills, education, and experience. Base pay is just one component of our total rewards package offered to employees.   DUTIES / RESPONSIBILITIES

•    Manage fixed asset and intangible asset activities, including additions, disposals, depreciation and impairment; prepare monthly journal entries, account reconciliations and fixed asset roll-forward schedules; and assist Tax and FP&A with ad hoc requests related to fixed assets and depreciation.•    Manage accounting related to capital jobs, including collaborating with Development, Tenant Coordination, Property Management and other project managers to determine job status, coordinate the timing of job closures, record month-end capital job accruals, determine proper placed-in-service dates, resolve outstanding items and obtain management approval for job closures.•    Prepare portfolio-wide journal entries and analyses, as assigned.•    Review and approve journal entries prepared by property management accountants, as required.•    Assist in coordinating and reviewing the annual CAM reconciliations.•    Use Yardi and other tools provided to prepare or review monthly and quarterly NOI reports and other requests.•    Work closely with the Manager, Real Estate Accounting, during month-, quarter- and year-end closing to prepare, analyze and review various schedules, including but not limited to, occupancy reports, A/R aging, bad debt reserves, and Net Operating Income (NOI).•    Prepare data used in quarterly and annual owner and management reporting and assist in reviewing and validating related reports.•    Coordinate the semi-annual real property tax tenant billback process.•    Support external audits by coordinating documentation requests and ensuring timely completion of follow-up items.•    Participate in special projects and perform other duties as assigned.

QUALIFICATIONS

•    Bachelor's degree in accounting or an equivalent field required.•    Minimum 5 years of progressive accounting experience required, preferably within commercial real estate, property management, development, construction, or fixed asset accounting.•    Yardi software experience desirable.•    Advanced proficiency with Excel and working knowledge of Word and other business applications.
