Job description
A growing real estate developer seeking an experienced Project Manager to represent the client (developer) side across the full development lifecycle โ from design and procurement through construction to handover. You will act as the owner's representative, safeguarding project cost, quality, and timeline while coordinating consultants, contractors, and internal stakeholders.
This is a delivery-focused role for someone who has sat on the developer's side of the table and knows how to hold consultants and main contractors accountable.
Key Responsibilities

Manage assigned development projects end-to-end on behalf of the developer, ensuring delivery on time, within budget, and to the required quality standards.

Act as the primary point of contact between the developer and appointed consultants, contractors, and authorities.

Review and monitor design deliverables, drawings, and specifications to protect the developer's interests.

Oversee procurement and tendering support โ reviewing scopes, evaluating bids, and coordinating awards with the commercial team.

Track project progress against programme, identify slippage early, and drive corrective action.

Manage variations, claims, and change control, ensuring commercial exposure is minimised.

Chair and minute progress meetings; produce clear, board-ready progress and risk reports.

Coordinate with authorities and regulatory bodies (e.g. Dubai Municipality, DDA, Trakhees, DEWA) on approvals and NOCs as required.

Oversee handover, snagging, and defects liability close-out.
Requirements

Bachelor's degree in Civil Engineering, Architecture, Construction Management, or a related field.

8+ years' experience in real estate / building development, with recent experience on the client / developer side (not solely contractor or consultant).

Proven delivery of residential, commercial, or mixed-use projects in the UAE.

Strong working knowledge of UAE authority approval processes and local construction practices.

Solid command of project controls โ programme, cost, and risk management.

Excellent stakeholder management and reporting skills; comfortable presenting to senior leadership.

Professional certification (PMP, RICS, or chartered status) is an advantage.
Pay: AED30,000.00 - AED35,000.00 per month
