Senior Quantity Surveyor โ€“ UAE Civil Construction

Location: Abu Dhabi, UAE

Employment Type: Full-Time

Salary: AED 15,000โ€“25,000 per month, based on experience and technical assessment

Experience Required: 8โ€“15+ years of UAE civil/building construction experience

Only senior-level candidates with 8โ€“15 years of direct UAE civil/building construction experience will be shortlisted.

Job Summary

We are seeking a highly experienced Senior Quantity Surveyor with a strong background working for UAE civil and building construction companies.

The successful candidate will manage the complete commercial and contractual aspects of building projects, including budgeting, cost control, subcontractor management, valuations, variations, claims and final accounts.

This is a senior-level position requiring independent decision-making, strong commercial judgment and practical experience managing projects for a UAE main contractor.

Key Responsibilities

  • Manage all pre-contract and post-contract quantity-surveying activities.

  • Review tender documents, drawings, specifications, BOQs and contract conditions.

  • Prepare detailed cost estimates, project budgets, cash-flow forecasts and cost plans.

  • Conduct quantity take-offs for civil, structural, architectural and associated construction works.

  • Prepare and evaluate subcontractor and supplier enquiries, quotations and comparison statements.

  • Negotiate commercial terms with subcontractors and suppliers.

  • Prepare subcontract agreements, purchase recommendations and work packages.

  • Review and certify subcontractor interim payments.

  • Prepare and submit monthly valuations and interim payment applications to consultants and clients.

  • Identify, evaluate and submit variations with proper quantities, rates, supporting documents and contractual justification.

  • Maintain variation, claim, payment and commercial registers.

  • Monitor actual project costs against approved budgets.

  • Prepare monthly cost-value reconciliation and project cost reports.

  • Identify potential cost overruns and recommend corrective measures.

  • Prepare notices and supporting documentation for contractual claims and extensions of time.

  • Maintain complete records of instructions, correspondence, approvals, delays and changes affecting project cost.

  • Coordinate with project managers, planning engineers, procurement teams, site engineers, consultants, clients, subcontractors and suppliers.

  • Attend commercial, progress and contractual meetings.

  • Support procurement planning and ensure packages are awarded within the approved budget and programme.

  • Assess subcontractor claims and verify completed quantities at the project site.

  • Prepare forecasts for cost to complete, project profitability and anticipated final cost.

  • Lead the preparation, negotiation and settlement of subcontractor and client final accounts.

  • Guide junior quantity surveyors and review their measurements, valuations and reports.

  • Protect the companyโ€™s commercial and contractual interests throughout the project lifecycle.

Mandatory Requirements

  • Bachelorโ€™s degree in quantity surveying, Civil Engineering (mandatory).

  • 8โ€“15 years of relevant experience within the UAE construction industry.

  • Current or previous experience in a senior commercial or quantity-surveying role.

  • Strong employment background with UAE main contractors undertaking civil and building construction projects.

  • Demonstrable experience managing the commercial aspects of projects from commencement through final account.

  • Strong knowledge of UAE construction contracts, BOQs, specifications, variations, claims and payment procedures.

  • Experience with both client-side valuations and subcontractor commercial management.

  • Advanced quantity take-off, rate-analysis, budgeting and cost-control skills.

  • Strong understanding of civil, structural and architectural construction works.

  • Ability to read and interpret drawings, specifications, contracts and tender documents.

  • Advanced proficiency in Microsoft Excel and quantity-surveying reporting systems.

  • Strong negotiation, analytical and commercial decision-making skills.

  • Excellent written and spoken English.

  • Ability to work independently and report accurately to senior management.

  • Must be willing to work in Abu Dhabi.

Preferred Qualifications

  • Working knowledge of FIDIC and other commonly used UAE construction contract conditions.

  • Experience managing multistorey residential, commercial, villa-development or mixed-use building projects.

  • Previous experience leading or supervising a quantity-surveying team or a big project.

Pay: AED15,000.00 - AED25,000.00 per month
